Zircon Construction is a general contractor. We don’t send our own roofing, fencing, landscaping or window crews. Instead, we manage vetted local subcontractors for each trade and take responsibility for getting the whole job done right. This page explains exactly what that means for you, including what we do, what our trade partners do, and how we keep the job on track.
What does a general contractor do?
A general contractor is the one company you hire to run your project. We scope the work, price it in writing, hire the right trade for each part, schedule them, manage the job day to day and inspect the work. You sign one contract with us instead of separate deals with each trade.
If you’ve ever tried to line up a roofer, a gutter installer and a painter yourself, you know the hard part isn’t finding people. It’s getting them to call back, show up and finish in the right order. That’s the part we take off your plate. Our article on a general contractor vs. hiring the trades yourself covers the tradeoffs in more detail.
What we do and what our trade partners do
| Zircon Construction | Trade partners |
|---|---|
| Visits your home, listens and scopes the work | Bring the specialized skills and tools for their trade |
| Writes your estimate and contract | Do the hands-on work to the agreed scope |
| Hires, schedules and coordinates each trade | Follow our schedule and job-site standards |
| Checks permits, locates and material orders | Install the materials to manufacturer and code requirements |
| Inspects the work and handles any fixes | Fix anything we flag before the job closes |
| Answers your calls and sends updates | Talk with you on site, with questions routed through us |
We’re upfront about this because it matters. The people on your roof or in your yard are skilled subcontractors we’ve vetted and manage, not Zircon employees. We’re the ones accountable to you for the result.
How we vet subcontractors
Before a trade partner works on a Zircon job, our standard is to check:
- Idaho registration. We confirm the company is registered with the Idaho Division of Occupational and Professional Licenses (DOPL) where the law requires it, and holds any trade license its work needs.
- Insurance certificates. We get current certificates of insurance, including general liability, and workers’ compensation where it applies.
- References. We talk with past customers and other contractors who have worked with them.
- Sample work. We look at finished jobs to see the quality of their work up close.
In Idaho, most contractors doing jobs over $2,000 must be registered with DOPL. You can check any contractor, including us, with the DOPL contractor search. Our guide on how to check a contractor’s registration in Idaho walks you through it.
One contract, one point of contact, one invoice
You sign one contract with Zircon that covers the full scope. You have one person to call with questions, changes or concerns. And you pay one company, on the payment schedule in your contract. We pay our trade partners. You won’t get separate bills from a roofer, a dumpster company and a gutter installer.
How we keep you updated
Missed calls are one of the most common complaints about contractors. Here’s what you can expect from us:
- A clear start date and expected timeline once you approve the estimate
- A heads-up before each crew arrives and what they’ll be doing
- Regular updates while work is underway, with photos when helpful
- A same-day call or message if weather, materials or a surprise changes the plan
- Your choice of phone, text or email for updates
Written estimates and change orders
Every project starts with a written estimate that lists the scope, materials and price. No handshake numbers. If something changes after work starts, like rotted roof decking, a buried rock shelf where fence posts go, or a window frame that turns out to be rotten, we stop and explain it. You get a written change order with the added cost before that work goes ahead. You approve it or you don’t.
Permits, locates and inspections
We check which permits your project needs with the right building department, whether that’s the City of Twin Falls, Twin Falls County or another town, and we pull them. Requirements differ by address and type of work. For anything that involves digging, like fences, landscaping and retaining walls, we request an Idaho 811 utility locate at least two business days before work starts. If a permit calls for an inspection, we schedule it and meet the inspector.
Cleanup
We keep the job site tidy while work is underway and clean it up when the work is done. That includes hauling off old materials, running magnets for nails on roofing jobs, and sweeping and raking. Your yard should look the way you left it, plus the new work.
Final walkthrough
Before we call a job done, we walk it with you. We check the work against the contract, test gates, windows and sprinklers, and make a list of anything that needs touching up. We take care of that list before the final invoice.
Tell us about the project
Call or send the estimate form. We'll ask a few questions and set a time to come look.
On-site visit and written estimate
We measure, talk through options, and send you an itemized price in writing. No pressure, no surprise add-ons.
We schedule and manage the crews
We book vetted local trade partners, order materials, handle permits, and check the work as it goes. You deal with one person.
Final walkthrough
We walk the finished job with you and take care of anything on the punch list before we call it done.
Common questions
Why hire a general contractor instead of calling trades myself?
You save the time spent finding, scheduling and following up with each trade. You also get one company accountable for the whole job. If you’d rather manage a simple single-trade project yourself, that can work too. We’ll be honest if that’s the case.
Does a general contractor cost more?
Our price includes managing the project, so it isn’t always the lowest number. What you get for it is scheduling, inspection, permits and one point of contact. Compare written estimates that cover the same scope.
Can I talk to the crew on site?
Of course. Crews can answer quick questions on site. For changes to the scope or price, go through us so everything is in writing.
What if I’m not happy with part of the work?
Tell us. We’ll look at it with you and have the trade partner fix anything that doesn’t meet the agreed scope. That’s part of the job we signed up for.
Is Zircon Construction registered and insured?
Zircon Construction is a registered Idaho contractor and carries insurance. You can verify our registration on the DOPL contractor search, and we’re happy to provide a certificate of insurance on request.
