What makes Jerome projects different
A growing farm town with older stone and new subdivisions
Jerome is the county seat of Jerome County. It had about 12,350 residents in the 2020 census, up about 13 percent from 2010, and the city says more than 23,000 people live in the greater Jerome area. The economy leans on agriculture, especially dairy. New subdivisions keep going in at the edges of town, and larger lots and acreage are easy to find compared with Twin Falls.
Jerome and Lincoln counties are known for lava rock buildings. Immigrant stonemasons built homes, barns and public buildings from local basalt from the 1880s into the 1940s, and many of them are listed on the National Register of Historic Places. If your home or outbuilding has lava rock walls, roof and window work around that stone takes extra care.
Weather: open ground and a lot of wind
Jerome sits at about 3,750 feet on open, mostly flat farm ground north of the canyon. Average July highs are close to 90°F, January lows average in the low 20s, and it gets about 10 inches of precipitation a year. The Magic Valley regularly gets wind advisories and high wind warnings from the National Weather Service in Pocatello, and with few windbreaks, Jerome properties take the full force. Dust carried by that wind is hard on window seals, screens and sliding door tracks.
North Side Canal water and city irrigation
Jerome is on the north side of the river, so farm irrigation here comes from the North Side Canal Company, not the Twin Falls Canal Company. The North Side system serves about 155,000 acres around Jerome, Eden, Hazelton, Wendell and Gooding. In town, the City of Jerome runs an irrigation system with a season from about May to October. The city’s subdivision standards require new residential subdivisions to deliver pressurized irrigation to each lot.
Permits: City of Jerome Building Safety
Inside city limits, permits go through the City of Jerome Building Safety Department, which takes applications online through CloudPermit. The city says the Building Department doesn’t review fences under 7 feet, but fence rules are still set by Planning and Zoning, so check there first. Rural properties outside city limits go through the Jerome County Building Department. We confirm which office applies to your address before work starts.

Common questions
Do I need a permit for a fence in Jerome?
The City of Jerome Building Department doesn’t review fences under 7 feet, but fence height and placement are still governed by Planning and Zoning. Check with the city before you build. Outside city limits, check with Jerome County.
Can you work on a lava rock house?
Yes. Roofing, windows and fencing can all be done on lava rock homes and outbuildings, but openings and wall ties take more care than on a framed wall. If the building is historic, we’ll talk through options that respect the stone before pricing.
When is irrigation water on in Jerome?
The City of Jerome says its irrigation season runs from about May to October. Rural properties on North Side Canal water follow the canal company’s schedule. We plan sprinkler installs and new sod around those dates.
